Is drone imagery admissible in a boundary dispute?
Yes. Dated, time-stamped aerial imagery backed by a signed capture log is regularly accepted as real-evidence in the First-Tier Tribunal (Property Chamber) and in County Court boundary claims. It sits alongside traditional surveyor testimony rather than replacing it. Your expert or solicitor will typically reference it directly in their report.
Can the output support a Land Registry Determined Boundary application?
Yes. The drone orthomosaic and OS overlay are typically used alongside a chartered land surveyor's plan on a Determined Boundary DB application. The drone captures the physical features in fine detail, while the land surveyor certifies the plan to Land Registry accuracy standards. We can pair you with both where needed.
Do you need access to the neighbouring property?
Usually no. The drone flies from your own land or a public highway and captures both sides of the boundary aerially. Drone operators comply with CAA rules on uninvolved persons and take care over privacy; they will not hover persistently over neighbouring private space. If overflight consents are needed, your drone pilot will discuss it in advance.
How quickly can a boundary survey be completed?
Most residential boundary jobs can be flown within a week of brief submission subject to weather. Capture itself is typically 60–90 minutes on site. The full annotated deliverable pack is usually returned 3–5 working days after the flight. Urgent instructions ahead of a mediation or court deadline can be flagged in the brief.
